Gaia Development is seeking Project Engineer, Building Commissioning Provider in Marina del Rey.

Job Description:  Analyze project architectural plans, survey reports, maps and construction drawings. Plan and design projects and review construction drawings. Review government regulations and energy factors during the planning and risk-analysis stages of projects. Analyze government and code regulations in different states of the country to identify potential environmental hazards in the design phase. Create, compile and submit applications to local, state, and federal agencies, verifying that projects comply with various regulations. Detail the functional requirements of a project, including project goals, functional uses and requirements, measurable performance criteria, and cost considerations, benchmarks, commissioning requirements. Develop the commissioning procedures for testing and verifying system performance. Review project documents and understand the project requirements to clearly define the scope of the commissioning activities. Provide construction troubleshooting for mechanical, electrical, plumbing, and landscape systems. Oversee the testing and verification of building systems to ensure optimal performance and credit eligibility.

Requirements:   Bachelor’s degree or foreign degree equivalent in Construction Management, Civil Engineering, Structural Engineering or related field plus two (2) years of experience as Project Engineer, Construction Manager or related occupation including: reviewing engineering basis of design; reviewing owner's project requirements; conducting project design review; analyzing project architectural plans, survey reports, and construction drawings to conduct comprehensive design review for commercial, institutional, retail and government buildings; developing, implementing, and reviewing commissioning process documentation; system troubleshooting and providing construction troubleshooting for mechanical, electrical, plumbing, and landscape systems; collecting systems sequences of operations and outlining testing procedures and site visits; conducting commissioned equipment functional performance testing; and reviewing equipment startup, systems programming and TAB reports. Also Requires LEED certification.
